PenthouseStays Terms & Conditions

1. About Us

PenthouseStays is a trading name of Johnson Sachdeva Ltd ("PenthouseStays", "we", "us", or "our").

PenthouseStays provides:

  • Short-term accommodation bookings

  • Direct booking services

  • Curated hotel, suite and residence bookings through The PenthouseStays Collection

  • Property management services

  • Guest support and travel planning assistance

By using our website or booking services, you agree to these Terms & Conditions.

2. Definitions

Private Residence means accommodation directly managed, operated or represented by PenthouseStays.

Collection Property means any hotel, suite, residence or accommodation provider featured within The PenthouseStays Collection.

Partner Property means accommodation owned, managed or operated by a third-party provider and promoted through PenthouseStays.

3. Booking Types

PenthouseStays facilitates two categories of bookings:

Direct Residence Bookings

Accommodation directly managed or represented by PenthouseStays.

Collection Bookings

Accommodation provided by independent hotels, residences and accommodation partners featured within The PenthouseStays Collection.

Additional booking conditions may apply depending on the accommodation selected.

4. Booking Requests

Submitting an enquiry or booking request does not guarantee availability.

A reservation is only confirmed once confirmation has been issued in writing and any required payments have been received.

5. Payments

Payment schedules vary depending on the accommodation selected.

Where applicable:

  • Deposits may be required.

  • Full payment may be required before arrival.

  • Security deposits may be pre-authorised or collected.

  • Additional guest verification may be required.

Payments are processed through authorised third-party payment providers.

6. Collection Properties

For Collection Properties:

  • PenthouseStays may act as an introducer, booking facilitator or booking support provider.

  • The accommodation contract may be directly between the guest and the accommodation provider.

  • Cancellation policies, payment schedules and house rules may differ between providers.

  • Guests may be required to agree to additional terms imposed by the accommodation provider.

  • PenthouseStays does not control the day-to-day operation of accommodation owned by third parties.

7. Guest Responsibilities

Guests agree to:

  • Provide accurate booking information.

  • Comply with property rules and occupancy limits.

  • Respect neighbours and local regulations.

  • Avoid unlawful or disruptive behaviour.

Guests may be refused access or asked to leave accommodation where these requirements are breached.

8. Guest Benefits

Where available, PenthouseStays may arrange guest benefits such as:

  • Complimentary breakfast

  • Room upgrades

  • Early check-in

  • Late check-out

  • Food and beverage credits

All benefits are subject to availability and cannot be guaranteed.

Benefits may be amended or withdrawn by accommodation providers without notice.

9. Cancellations

Cancellation terms vary depending on the accommodation booked.

The applicable cancellation policy will be confirmed before a booking is finalised.

10. Limitation of Liability

To the fullest extent permitted by law, PenthouseStays shall not be liable for:

  • Actions or omissions of third-party accommodation providers.

  • Property defects outside our reasonable control.

  • Service interruptions.

  • Travel disruptions.

  • Force majeure events.

Where PenthouseStays introduces or facilitates bookings with third-party accommodation providers, our liability shall not extend to matters under the control of those providers, including accommodation quality, staffing, maintenance, facilities or operational matters.

Nothing in these Terms excludes liability that cannot be excluded under applicable law.

11. Property Management Services

Information regarding property management services is provided for informational purposes only.

Separate agreements apply to property owners engaging PenthouseStays management services.

12. Website Use

All website content remains the property of PenthouseStays unless otherwise stated.

Users may not reproduce, copy or distribute content without permission.

13. Privacy

Use of our services is also governed by our Privacy Policy.

14. Governing Law

These Terms shall be governed by the laws of England and Wales.

Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
